Terms and Conditions
1. The rates are inclusive of bed linen, towels, gas and electricity. A non-refundable deposit of 25% of the total cost is required upon confirming your booking. The remaining balance will be required four weeks from the start date of the holiday.
2. The holiday property will be available from 3pm on the day of arrival (unless a different time is agreed with us beforehand). We would prefer the property to be vacated by 10 am on the day you leave (unless an extended time is agreed with us beforehand).
3. The names of the guests must be confirmed at the time of booking. The number of guests staying in the property must not go beyond the number agreed at the time of booking.
4. Any defects found in the property or complaints must be reported to the owners immediately. The owners will do their best to rectify any problems immediately, however we cannot accept subsequent claims for shortcomings not notified.
5. In the unlikely event we are unable to offer the property booked we will reimburse all costs paid to date and the guests shall have no further claim against us.
6. Use of the property is at the guest's own risk and no liability shall fall on the owner for injury to the guests or for damage or loss of the guest's personal belongings.
7. Guests must leave the property in a reasonably clean and tidy condition. Breakages or damage to the property must be paid for - at the cost to replace the item/items.
8. Pets /animals are strictly not allowed in the property. Smoking is strictly not allowed in the property.
9. We ask our guests to be considerate of neighbours, with respect to noise and disturbance especially at night.
10. The property is not suitable for stagg nights and hen parties. Any violation of this condition may lead to guests being asked to leave.
11. The owner reserves the right to demand the immediate withdrawal of any persons found not complying with these conditions, or for any conduct detrimental to the property.
